Land mutation and inheritance division in Bangladesh involve complex share calculations, heavy paperwork and repeated office visits. Mistakes in a schedule or share calculation are common, and they are slow and costly for landowners to fix.
Built the platform — Bangla-first UI, service pages, the land and inheritance calculator tools and the mutation application flow.
Next.js and Tailwind CSS on the front end with a Node.js backend, fully in Bangla. The platform is organised into six service areas: mutation service (data entry, schedule analysis, eligibility check, required documents, automatic calculation, application tracking), land calculators, modern tools such as AutoCAD-based drawings, legal advice, field survey and measurement, and a Q&A hub.
The calculators cover owner share, plot land in a khatian, inheritance division under both Muslim (faraiz) and Hindu law, and dakhila (land tax) — turning error-prone manual maths into instant results.
One Bangla-first platform covering the whole land-service journey — six service areas and six calculators, from working out a share to filing an accurate mutation application.
